About Me

As a lifelong Virginian, Greg has lived in Old Town Alexandria for the past 25 plus years. It has been during this time that Greg developed his love and knowledge of the Washington Metropolitan area. He has been very active in the local community serving as a Deacon in his church, a Commissioner in the city of Alexandria and as Vice Chair of the Arlington Alexandria Workforce Investment Board (WIB). After years of community service he was recognized for his contributions to the City of Alexandria.

Greg worked for 12 years as a design specialist for a Malcolm Baldridge National Quality Award Global Conglomerate. He then decided to return to graduate school where he studied Human Behavior and received a master’s degree in Organization Development. 

Greg brings his passion for design and service to the real estate industry. He has a discerning talent for advising homeowners on the most cost effective improvements to make in a home that result in the greatest return. With a team of highly qualified contractors Greg removes much of the stress and overwhelm a seller might experience during a home improvement process.

“Selling our house was not simply a business transaction for us. We were giving up the “home” we loved, so it was a very emotional experience, as well! Greg Hudgins understood this and often acted like a friend as much as a real estate agent. He showed care and concern from the first day to the last—always making our feelings and concerns his top priority. Greg continually went above and beyond to ensure we got an excellent financial result with minimal stress. However, Greg had a solution for everything, constantly kept us informed, and was always available to answer questions. As a result, the sale of our house went more quickly and smoothly than we could have imagined! Just consider: • The house sold in one day, off market, for the asking price, $1.475M, with no contingencies. No open houses! No haggling over price! No stress! • Although we had no contingencies, Greg took on additional responsibility multiple times to get the home ready for the new owner, including hiring vendors to open sealed windows, paint the garage, and remove anything that was not going to the new home. His cleaner “super cleaned” the house, and he had numerous picture hangers removed and walls patched and repainted. He even had a second painter redo the walls since the first one used different shades of paint. Again – all above and beyond -- and at minimal expense! However, even Greg couldn’t control the economy, which was shutting down as the virus was getting more active—but he could influence the lending process! The buyer’s agent, a well-known and experienced agent in our area, informed Greg two weeks before settlement that the loan would not go through because the lender was having issues due to Covid repercussions. With everything on the line, Greg made one phone call to a self-funded lender, a long-time business resource, who was eager to make the loan based on Greg’s advice and the buyer’s good credit. This saved the transaction, and we closed only one week later. Greg was the hero of the day, and everyone was thrilled! We all can’t thank Greg enough for minimizing the stress for us during such a difficult time. As the buyer’s agent stated in a recent third-party peer review, “Greg is an exceptional real estate agent … he truly cares about his clients and their best interests.” We certainly agree! ”

Amazon's imminent invasion threw our local market into a frenzy, which, of course, was great for sellers like us. But setting a list price proved a bit of a challenge, given that the scale of disruption rendered data on past home sales less reliable and less reflective of the market we were in. “I met Greg through a business associate that highly recommended him for various unique real estate services that he provides. I was moving out of my home of 37 years and it required a lot of time and updating for today’s market. But first I wanted Greg to represent me in buying in a 55+ community that I had wanted to live since I had read about it. It is the Crest by Wegman’s in Alexandria. I asked Greg to research how I could buy there, which meant it would need to be built and I was buying from my impression of the model. As it turned out very quickly, I bought the first home to be built and Greg worked with me the entire 8-month period of construction. Greg not only met with the Developer and I every meeting but Greg helped me select all the finishes in the house as this is another skill set of his, he loves the design aspect and was quite good at helping me make decisions. I am in the home now and truly love it. But while this was going on Greg was helping me get ready to sell my long-loved home. This took just about the same time frame of 8-10 months and it was a huge undertaking with 37 years of belongings in a large home. Greg has many very resources that were invaluable. One in particular, who helped remove truckloads of items I wanted to declutter; he came more than 4 times over the process as I did this in stages. In the interim, Greg wisely suggested that we gut all the baths as buyers like NEW and the house to be what he coined “barefoot ready”. He selected all the finishes, products and materials, even all the paint colors. The results were stunning and made a huge difference in the appearance and updating my home. I had begun to remodel the Kitchen a few years ago but Greg recommended additional updates, creating more of a peninsula, introducing a new Granite to compliment mine, recessed lighting, new pull hardware, etc. The results were also stunning. Along the way he brought in his Landscaper to help us prepare the exterior which was my love with this house, and a furniture painter as Greg was helping me update what to keep and not keep for my new Home. He even helped me buy new furniture and is still helping me well beyond the 2 home settlements. I don’t know how I could have done all of this without Greg’s sage advice not to mention almost a year of his time, he was always there as needed. All the while we laughed all the way and he helped keep my wits and sanity about this huge endeavor. He also introduced me to many of his clients and took me to his other Listings as he was helping them in a similar way. I could not recommend Greg any higher than with as much praise as I have tried to share with this recommendation. You will love working with him, he makes this arduous undertaking a fun process.
